Maintenance Jurisdiction & Financial Responsibility
- Homeowner Responsibility: The repair, replacement, structural integrity, and long-term maintenance of all entry doors, windows, frames, casings, and screens are strictly the financial and operational responsibility of the individual homeowner. Any damage caused to adjacent Association-maintained structures (including exterior wood trim, soffits, and brickwork) during a window installation will be repaired at the sole expense of the homeowner.

- Profiles and Style: Replacement windows must match the original builder-installed windows identically in frame color, grid/mullion pattern, frame profile width, and opening configuration.
- Glass Energy Standards (Low-E): While the use of energy-efficient Low-E (low-emissivity) glass is permitted, the choice of glass coating must not alter the exterior uniformity of the building facade.
- Reflectivity Limits: Specified glass must feature a low-to-medium exterior reflectivity rating (not to exceed 20%). Highly reflective, mirror-like, or heavily silvered glass is strictly prohibited.
- Visible Light Transmittance (VLT): Glass must maintain a high VLT percentage to ensure it appears clear and bright from the street. Windows featuring dark, smoked, bronze, or noticeably blue/green exterior tints will not be approved.
No ordering of materials or structural work may commence until a formal application has been reviewed and approved in writing by the Board.
- Submission Requirements: Homeowners must submit a completed Landscape & Architectural Improvement Application (found in Exhibit A of the Sarah's Glen Rules & Regulations.pdf) to the Association's Managing Agent.
- Required Documentation: The application must be accompanied by the manufacturer's technical data sheets detailing the exterior frame color, grid layouts, and glass performance specifications (Reflectivity and VLT metrics), along with the name of the licensed contractor.
- Two-Month Project Completion: Upon receiving written Board approval, construction must begin and strictly conform to the approved application within two (2) months of the approval date. If work is not initiated within this window, the architectural approval is automatically rescinded, and a new application must be submitted.
- Substantial Deviations: The Association reserves the right to inspect completed installations. If an installation deviates substantially from the approved application or is completed without written authorization, the Board, at its discretion, may make any corrections, require the homeowner to alter, or completely dismantle and remove the installation at their sole expense, or utilize any legal remedies available.
- Unapproved Installations: Homeowners who install non-compliant windows without prior written approval will be subject to the formal fine structure outlined in the General Enforcement Policies of the Association.
